Florida condominium owners are bracing for higher costs in 2025 as new safety regulations take effect, with associations required to bolster reserves and conduct extensive structural assessments. The so-called structural integrity reserve studies are due by Dec. 31 and then again every 10 years. The law, passed in response to the 2021 collapse of Champlain Towers South in Surfside, is expected to significantly increase condo fees, particularly for older buildings in South Florida.
