Q: I am a newly elected member of a seven member HOA BOD. Our documents talk of ‘board action’ which I read as a majority vote at a duly noticed meeting. One or two members – President and VP – meet with out property manager on a weekly basis and regularly make policy decisions, accept contract proposals and approve expenditures. Many times, the board is not even informed of these practices. Often we hear about them after the fact and are not able to participate or have input.
