  • Atlantic City condo board warns of residents allegedly throwing debris at workers (NJ) April 22, 2024
    The Ocean Club Condominium Board of Trustees has asked police to look into incidents alleged by workers that some occupants were throwing food and dog feces at them.  In a letter dated Friday, the board of the condos at 3101 Boardwalk said the incidents were brought to their attention, and if the problems persist, the engineer of the undisclosed company threatened to walk off the job.    Read the article…………………………….

  • Hudson County Property Manager Admits Role in $470K Condominium Fraud Scheme (NJ) April 3, 2024
    The scheme was facilitated through the submission of falsified invoices that significantly overcharged the services rendered by Obedos’s company, leading to the condominium complex overpaying by $500,000.   Investigations revealed that the complex paid over $1 million for services that were, in reality, worth half that amount.  The inflated funds were then distributed as kickbacks, with Bennett receiving $440,000 and Smith receiving $30,000.     Read the article…………………………….

  • $15M settlement for man who fell through N.J. condo’s pool stairs March 22, 2024
    ABergen County man severely injured when he fell through a wooden stairway while working at a condominium swimming pool has agreed to settle his lawsuit for $15 million.  James Visconti, 59, of Saddle Brook, was servicing the pool at Harmon Cove IV community pool in Secaucus on Sept. 6, 2018, when wooden steps collapsed beneath him, sending him to the pavement below, according to court papers.   Read the article…………………………….
  • Essex County Man Pleads Guilty in $470,000 Condo Complex Fraud Scheme (NJ) February 9, 2024
    Federal officials said Smith, alongside his conspirators Nathaniel Obedos and Ranaldo Bennett, orchestrated a kickback scheme targeting the condominium complex where Bennett served as the lead property manager, and Smith held the position of superintendent.  The trio manipulated repair and maintenance operations to benefit Obedos’s company, through which they executed their fraudulent activities.    Read the article…………………………….
