Tis the Season – for Elections! Do you remember what to do? (FL)

The majority of Condo and HOA elections occur between December and March every year. Experienced Boards and Managers consider the condo process “straightforward and simple,” because it is very well defined in the statutes and not typically impacted by the Condominiums Governing Documents. However, if you are a new Board Member or Manager (or an owner for that matter), you might end up a bit confused over the whole ballot envelope, outer envelope and proxy process. Let alone, how do you explain a secret ballot process, when you are writing your name on an envelope? It is pretty simple – after you have done five or six years in a row! And the good news is that when you move from one condo to another the process does not typically change – it is almost completely governed by the Florida Statutes – Chapter 718.  HOA’s are a different story.
