This article is about a specific type of condominium, referred to as a “site” condominium or sometimes a “horizontal” condominium. The term “site” is preferable to horizontal, since in the taxonomy of condominium unit boundaries, horizontal means the upper and lower boundary separating one unit from another.1 A site condominium is a unit which comprises an area of land, i.e., a “site”, or the land and improvements located thereon. Site condominiums are also commonly referred to as “detached” condominiums in that there are no constructed improvements shared by adjacent condominium units, i.e., the improvements within the condominium unit, or that constitute all or a part of the condominium unit, are separate and not connected or shared with another unit.
